disassemble toshiba satellite pro 4600 to clean heatsink

hi... about a month ago my laptop started to play rpg game erratically...
i installed the game and new drive D... same thing.. i got speedfan 4.33 and set fan on at 100 %... the game plays ok with it on and the cpu at about 55 degrees... when doing this websurfing its temp is about 35... i need detailed instructions to disassemble and reassemble and clean heat sink cpu area... possibly for every movement of my fingers so i dont destroy it... i dont believe the fan will last forever running constantlyat 100 % ... the speedfan is just a band aid for now... tx
